Mind-blowing value for money! Superb location, close to everything, and great for a good night's sleep. Clean room, helpful staff, and free wi-fi. Air conditioning was a lifesaver. a fantastic stay at an unbeatable price!

We had a triple room, size was good, location was great, had our own bathroom, air con, safety deposit box and tv. Stayed there for 3 nights, would happily have stayed for more.
There was no common area to sit around and meet new people, our room was seperate to main building so security could have been better but we felt safe. Enterance in to our room was a bit dingy and smelly but the room itself was fine.

For nearly 500 baht per night per person, the state of the room was awful. There were stains all over the walls, we had no windows yet there was still the odd fly buzzing around and part of our bathroom ceiling was a galvinised roof. My friends had bloodstains on their sheets and were awake all night with the sound of rats running up and down the walls and in the ceiling. Stay somewhere else if you can. We moved on somewhere else and it's not much better so if you've been travelling around Thailand, do not expect to get the same value for money you've been getting elsewhere in Koh Tao.

During my recent business trip to Phi Phi Don, I had the pleasure of staying at Kinnaree House, which was chosen by my director. I was thoroughly impressed with the range of services and amenities they provided. One of the highlights was definitely the opportunity to indulge in a massage or other spa services. After a long day of meetings, it was exactly what I needed to unwind and relax. The skilled therapists and tranquil ambiance made the experience truly rejuvenating.
The only minor drawback I noticed during my stay was that the room, priced at 40USD a night, appeared aged and had a musty smell.

The room is not clean. It's an old building and the staff forgot to clean our room even though we stayed there for 2 nights. One of the staff was also very unfriendly.

Great location, near to the beach, bars, restaurants. Although its close to the nightlife you cant hear this at night. Friendly staff, helpful at booking onward travel. Even bought our old tickets off us as we didn't want to take that route any more.
Our room was not cleaned for 7 days while we were there. Also there were a group of british chavs (northerners of course) staying one night while we were there and they made a load of noise as they had lost their key trying to bang down their door and abusing each other. This is not the hotels fault though. Just luck of the draw.

We really enjoyed our stay at Kinnaree House. The host John is so lovely and helped us with bookings and anything else we needed. Room had everything we needed and was very central to everything.

We had a great stay at Kinnaree House in Phi Phi Island. The location was fantastic, right in the heart of the party scene but surprisingly quiet at night. The beds were comfortable and we had a good night's sleep, with no bed bugs or mosquitoes bothering us. The room had all the basic amenities we needed, including air conditioning, a fridge, and a safety box. The free Wi-Fi worked well too. we found it to be a good value for the money. While there were a few minor issues like stained pillowcases and holes in the mattress cover, it was nothing that affected our stay significantly. We did encounter a bit of noise from neighboring rooms, but that's to be expected in a lively area like this. If you're on a budget and looking to be in the middle of the party scene, I would recommend staying at Kinnaree House.

Location was right in the center
a triple room consisted of 3 beds put together in a tiny room that you could barely turn around in, sink leaked when it was turned on and smelled
